10 year Graphs

Dear Clients and Friends,

School has started, harvest is in full swing and the real estate market is still strong and very active. I have enclosed the Semi-Annual report created by Coldwell Banker comparing the 1st half of 2016 to the 1st half of 2017. Prices and sales have inched up slightly – except in St. Helena because there were a few more high priced sales in 2017 that skewed the averages. I would say that overall in Napa and Sonoma, prices are equal to what they were in 2016. I have included a 10 year graph on the back of this letter that shows the average price per square foot for Napa, St. Helena, and Sonoma, so you can visualize the longer term trends.

Inventory is still limited. While it may seem like there are a lot of listings popping up, buyers do not have a lot of choices. The properties that are selling have been tastefully remodeled, with attractive features, in good locations and they are priced at or below market value. I am currently working with a lot of active buyers and if you are interested in purchasing a property in the future, let me know. I have the tools and knowledge to help you make well informed decisions.

If you think you may want to sell, I would be happy to meet with you to make suggestions, calculate the market value of your home and go over my marketing strategy for listing your property. Or if you know anyone who may want to sell or buy a property, please forward my name on – I love helping friends of clients. The majority of my business comes from referrals – thank you!

I hope to see you soon and thank you again for your support!

Sincerely,

KC Garrett
